Through this program, eligible first-time buyers can receive up to $35,000 (or 5% of the first mortgage loan amount, minimum $10,000) to help cover down payment and closing costs.

In addition to financial assistance, the program also provides:

  • Competitive interest rates on FHA, VA, USDA-RD, and conventional loans.
  • Reduced upfront fees (no origination or discount points).
  • Assistance delivered as a 0%, non-amortizing, 30-year deferred second mortgage.

Please note: The second mortgage is not forgivable and becomes due if the property is sold, refinanced, transferred, or no longer used as the primary residence.

Who Is Eligible?

The 2025 program is limited to full-time Florida-based employees in the following groups:

  • Healthcare workers (nurses, technicians, therapists, physicians, pharmacists, mental health professionals, and more).
  • School staff (teachers, administrators, counselors, cafeteria staff, custodians, librarians, and others).
  • First responders (firefighters, EMTs, and paramedics).
  • Public safety and court employees (law enforcement, correctional officers, 911 dispatchers, attorneys, clerks, judges, and more).
  • Childcare workers (employees at licensed childcare facilities or registered family day care homes).
  • Military members and veterans (active duty, reserves, Coast Guard, Florida National Guard, and veterans employed full-time by a Florida-based employer).

Income limits and loan limits vary by county. For example, in Lee County, the FHA/VA loan limit is $524,225 with an income limit of $153,300 for a household of 1-4 persons.
